Electrical Installation Condition Reports in the Chilterns
An Electrical Installation Condition Report (EICR) assesses the safety of your home's electrical installation. It checks wiring, fittings, the consumer unit, and earthing against current standards, and identifies any faults or deterioration. Landlords are legally required to have an EICR carried out every five years. Homeowners are recommended one every ten years or when buying a property. What does an EICR check?
During an EICR, our engineer inspects and tests all accessible parts of the electrical installation. This includes:
- The consumer unit: condition, protection type, labelling, and compliance
- Fixed wiring: visible cables, connections, and earthing throughout the property
- Sockets, switches, and fittings: correct installation and condition
- RCD protection: testing that residual current devices operate correctly
- Earthing and bonding: confirming protective conductors are correctly installed
The inspection is visual and tested, not destructive. We do not need to open walls. Access to the consumer unit and all rooms is required.
What do the EICR codes mean?
The EICR report assigns observations one of three codes:
- C1 (Danger present): The installation presents an immediate danger. Remedial work must be carried out before the installation can be used.
- C2 (Potentially dangerous): The installation could become dangerous. Remedial work is required urgently.
- C3 (Improvement recommended): The installation does not comply with current standards but is not dangerous. Remedial action is recommended but not required.
A satisfactory EICR is issued when no C1 or C2 observations are present. If C1 or C2 faults are found, we provide a clear quote to carry out remedial work.

When is an EICR legally required?
For rented properties in England, landlords must have a valid EICR in place. The current requirement under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 is that an EICR must be carried out at least every five years, or at each change of tenancy if sooner. A copy of the report must be provided to tenants within 28 days.
For homeowner-occupied properties, an EICR is not legally required but is strongly recommended every ten years or when buying a property.
How long does an EICR take?
A standard domestic EICR on a two or three-bedroom property typically takes two to three hours. Larger properties take longer. We carry out the inspection and write the report during the same visit. You receive the completed report before we leave.
